Section 1: Understanding Private and Common Areas

To ensure a balanced living environment, HLWC has clearly defined private and common spaces in shared accommodations.

  • Private areas refer to the bedroom specified in the lease and its bathroom (if it's accessible only via the bedroom).
  • Common areas encompass all spaces not deemed private, which are enjoyed by all roommates. This includes the living room, dining room, kitchen, utility room, bicycle storage, basement, shared toilet, and all other rooms leading to bedrooms.

Section 2: Adhering to Proper Conduct

We believe in nurturing a positive living environment for all roommates. Hence, each roommate agrees to:

  • Use the apartment sensibly and responsibly.
  • Refrain from causing intentional damage to common or individual property.
  • Avoid bringing in any external individual without the landlord's permission.
  • Respect each other's privacy and not to enter someone's room without their invitation unless in an emergency.
  • Abstain from bringing illicit substances or items into the shared space.
  • Avoid aggressive behavior towards fellow roommates and their guests.
  • Prevent noise disturbances from 10 PM to 7 AM and avoid loud noises during the day without roommates' agreement.
  • Handle all home equipment responsibly, such as audio-visual devices, household appliances, heating systems, sanitary facilities, and hardware fittings.

In case of equipment damage in common areas due to misuse, and if no one takes responsibility, roommates will equally bear the repair costs. The same applies to private areas; the designated tenant will bear the repair costs.

Section 3: Abiding by Prohibitions

In addition to the conduct, each roommate is strictly prohibited from:

  • Altering or modifying the premises and their equipment without the landlord's written consent.
  • Bringing pets without the landlord's written permission.
  • Using the residence for any commercial or professional activities.
  • Smoking in common areas or hosting gatherings without the consensus of all tenants.
  • Changing rooms without prior written permission from the landlord.
  • Subleasing the property or removing any equipment mentioned in the inventory without the landlord's written consent.

Section 4: Tenant Obligations

Every roommate is committed to:

  • Fulfilling all lease obligations promptly, including paying rent and utilities on time.
  • Replacing, reimbursing, or repairing any item listed in the inventory without delay.
  • Subscribing to home insurance (with the option of requesting assistance from HLWC).
  • Leaving the property clean when vacating, including both private and common areas.

Section 5: HLWC’s Commitments

By subscribing to the HLWC charter, we guarantee:

  • Properties adhere to sanitary requirements and safety standards imposed by law.
  • All leased properties are clean.
  • Ensuring all equipment functions optimally. In case of malfunction, HLWC will strive to repair or replace the faulty equipment as soon as possible.

Section 6: Special Cases

There are specific rules and guidelines concerning theft, loss of objects, furniture, equipment, cleaning, visitation rights, and internet use that everyone must adhere to. In case of any breach, HLWC reserves the right to issue a warning or terminate the rental contract of the concerned roommate(s).
